November 🍂

🔴 Snow and Ice Management: Ensure snow removal and de-icing plans are in place and contractors are prepared. Bonus tip: Prune landscaping (such as trees and shrubs) to prevent damage from heavy snow and ice accumulation.

🔴 Winter Turn-Over: Inspect Heating Systems and ensure that they are in working order before the cold weather sets in. This is also an excellent time to change air filters; regular replacement of air filters maintains indoor air quality and the health of residents.

🟢 Attend the Condo Conference: Property managers can earn continued education credits and stay updated on industry trends and regulations.


December 🎄

🔴 Building Maintenance: Conduct inspections to identify and address winter-related issues like roof leaks and ice dam formation. This is also a great time to inspect window/door condition and seals to prevent drafts and heat loss.

🔴 Check and Maintain Corporation Snow Removal Equipment - Ensure that shovels, and salt spreaders are ready for use, and that on-site salt piles are stocked up in the appropriate areas.

🟠 Review and Update Vendor Contracts: Assess the performance of contractors and condo vendors to ensure they're prepared for winter maintenance tasks.

🟠 Review and Update Emergency Response Plans: Prepare for potential winter emergencies like power outages or heating system failures.

🟢 Conduct a Resident Safety Workshop: Educate residents on winter safety and emergency procedures. Consider conducting emergency safety drills for residents to reinforce winter emergency procedures.


February 🥶

🟠 Security and Safety Review: Review and update security measures, such as surveillance systems and access control. This is an opportune time for an access audit and update.

🟠 Common Area Repairs and Improvements: Take advantage of lower foot traffic to perform maintenance or renovations, such as touch-ups, painting, deep cleaning, etc.

🟢 Plan and Budget for Major Renovations: Consider any necessary renovations or updates to common spaces, and proactively look into ballpark costs that you can use once budget season rolls around.


March ☃️

🔴 Prepare for Spring Landscaping: Plan for landscaping updates and improvements for the upcoming season, and gather at least three quotes.

🟢 Communicate with Residents: Send Regular Updates on upcoming Spring Property Maintenance, and keep residents informed about ongoing projects and related safety tips.

🟢 Review the Annual Budget: Ensure that the budget for the upcoming year aligns with property needs and financial health, and provide any appropriate feedback at your upcoming Board meeting.


April 🫠 🍂

🔴 Wrap up Snow and Ice Management: Conclude snow removal and de-icing operations as winter comes to an end, and get ready to start your spring landscaping contract (are your sprinklers in working order?).

🟠 Extensive Building Inspection: Check the condition of your entire building, especially areas that may be more affected after a cold winter season (seals, building envelope, landscaping, etc.).

🟢 Regulatory Compliance Review: Stay informed about changes in local or provincial regulations related to condo property management, and ensure that your corporation(s) is in compliance with all the appropriate laws and regulations.
