As Canadians prepare to enjoy a well-deserved break on Labor Day, let's take a moment to appreciate all the work that condo managers across Ontario do for their condominium properties and communities! Being a property manager isn't easy, and it comes with a lot of tasks, including proactive planning!

As many condo managers will tell you, it's often during off-hours (and especially on long weekends) that disaster strikes in Condoland. We don't know what we've done to anger the condo gods, or maybe they're just mischevious that way, but it's just how it goes most of the time.

That's why this time of year is a great opportunity to tackle a few proactive items... just in case.

it's essential for condo managers to ensure that their condominium / strata communities are equipped to handle any unexpected emergencies that may arise. While this holiday is traditionally a time for relaxation and leisure, it's also prudent to have contingency plans in place and to organize emergency contacts and condo vendors to address any urgent issues promptly.

Let's have some peace of mind so we can aim for a weekend of peaceful rest as property managers, by following these 5 Tips for proactive preparation in your condo community.

Emergency Prep and Planning in Condos:

5 Tips For Property Managers

It's important for any condo community to have a proactive plan in place should an emergency happen. That's why condo manages must create emergency response plans, establish clear communication protocols with staff, and compile effective lists of resources to be called and consulted in case disaster strikes.

Create an Emergency Response Plan for your Condo

Develop a comprehensive emergency response plan that outlines procedures for handling various types of emergencies, including fires, floods, power outages, and severe weather events. Train staff members and residents on the protocols outlined in the plan, and conduct regular drills to ensure that everyone is prepared to respond effectively in a crisis.

Establish Communication Protocols with your Condo Staff

Meeting

Clear communication is key during emergencies, so establish protocols for reporting and addressing issues. Encourage residents to report emergencies promptly through designated channels, such as a 24/7 emergency hotline (that most property management companies have) or an online reporting system.

Ensure that all residents are aware of these procedures and know how to access assistance when needed, such as knowing which 24/7 contact information to use in case of an emergency - and when to reach out directly to emergency services (911) first.

Compile and Share a List of Emergency Contacts

Create a comprehensive list of emergency contacts, including numbers for local emergency services such as police, fire, and medical assistance. Additionally, ensure that residents have access to contact information for the condo board, condo management, and on-call staff members who can respond to urgent maintenance issues.

Identify Reliable Contractors

In the event of a maintenance emergency, having reliable condo vendors on standby can make all the difference in swiftly resolving the issue. Identify the go-to contractors for services such as plumbing, electrical, HVAC, and locksmith, ensure that they will be available for emergencies during holidays, and make sure their contact information is readily available to residents and staff.

Get Informed About Local Resources for Emergency Response and Support

Familiarize yourself with local resources and support services that can assist during emergencies, such as community emergency response teams, disaster relief organizations, and government agencies. Knowing where to turn for help can expedite the resolution of emergencies and minimize disruptions to residents' lives.

By taking proactive steps to organize emergency contacts and contractors, condo managers and their communities can enjoy peace of mind knowing that they are prepared to handle any unforeseen challenges that may arise on Labor Day or any other (holi)day of the year. Investing time and effort into preparations now can save valuable time and resources in the event of an emergency, ensuring the safety and well-being of residents and staff alike.

This Labor Day, let's celebrate not only the hard work and dedication of workers across Canada but also the importance of proactive planning and preparedness in safeguarding our communities. Here's to a safe and enjoyable holiday for all!

Small and self-managed condominiums face unique challenges, yet most management models are tailored to large corporations and scaled down from there.

Condo Care helps communities find and implement management solutions that fit their actual needs... not someone else's template.

Psst... don't worry, we're different, too!

Condo Care

A 10-unit condominium doesn't have 10% of the responsibilities of a 100-unit condominium.

It still needs governance, compliance, maintenance planning, financial oversight, and community building. Yet many small condominium corporations receive less support because traditional management models are often designed for larger communities first.

Isn't it time condo management made sense, especially for the small ones?

We believe small condos deserve better.

Condo Care was created because we saw a quickly growing gap in the condominium industry.

Small condominium corporations were increasingly:

>   Struggling to find management.

>   Losing access to experienced professionals.

>   Being priced out of traditional models.

>   Left to solve complex challenges with limited resources.

Our mission is simple: To help small and self-managed condominium corporations access practical, sustainable management solutions that reflect their actual needs.

We're not property managers.
We're property management consultants.

Most companies start with a service package.

We start with your condominium. After understanding your goals, challenges, budget, and desired level of involvement, we help identify the most appropriate management model for your needs. We focus on you, so we can find the right fit for your community.

Because the right answer isn't always the same...

and every condo needs care.

One Condominium. Multiple Paths Forward.

Condo Care offers completely customizable management solutions for small and self-managed condominium corporations across Ontario. Our most commonly chosen options center around the following categories:

>   Traditional Management: For boards seeking a comprehensive management solution with minimal involvement. Often, this involves working with one of our partnered property management companies for a more familiar approach.

>   Hybrid Management: A combination of licensed management services (whether through a management company or self-employed service provider) and/or administrative support. This solution is often ideal for smaller and moderately involved communities seeking flexibility and value.

>   Self-Management Support: For communities that want to stay truly involved while gaining access to professional guidance, resources, and trusted vendors.
