Condominium / Strata: What do Superintendents do?

The condominium industry is full of different kinds of individuals that, through their hard work, keep the wheels turning and, hopefully, everyone happy. We are talking about condo managers, board members, condo vendors, security personnel and, among others, superintendents. The role of a superintendent often remains in the shadows, unseen yet indispensable. The first question we need to ask ourselves is…..

What do Superintendents do?
Superintendents are not exclusive to the condominium / strata industry and there can be some confusion between what a superintendent is responsible for in a condominium / strata vs. what a superintendent is responsible for in a rental complex.
In a Condominium, residents (or their landlord) own the suite and everything inside it. That means that the appliances, fixtures, exposed plumbing, sinks, faucets, window hand cranks and even the heating/cooling system (fan coil unit) belong to the purchaser.
The responsibility of maintaining and repairing any of those things belongs to the owner. The Superintendents do not change their light bulbs, or unblock their clogged toilet. They don’t repair appliances or install fixtures.
What are Supers responsible for when it comes to resident’s suites? They provide hot and cold water to the washroom(s), laundry, kitchen and the heating/cooling system. They provide electrical hook ups to the suites but do not provide electricity. That requires service from the electrical company. When there is an interruption of water, a leak or an emergency pertaining to the list of what supers are responsible for, written above; they will respond accordingly.

The Superintendent(s) of a condominium / strata maintain all the machines, plumbing and HVAC in the building. They also maintain the garbage & recycling as well as the common areas. You might have noticed some of the changes in your building? The gym got new TVs installed; there are new plants in the common areas; the party room was touched up and repainted; etc. These things were most likely done by your condominium /strata’s superintendents.

So, if you haven’t seen them around, we are likely whispering to machines or working on a new project. In addition to all of that, superintendents are on call 24/7 for emergency response. In essence, superintendents are the one of the unsung heroes of condominium living. Their work, although unseen most of the time, serves as the cornerstone of harmonious condo living.
