The Bidding Process

This article discusses the bidding process for selecting vendors and contractors for maintenance, repairs, and upgrades in high-rise communities. For major projects, an engineer or specialist may prepare a request for proposal (RFP) to send to a limited number of vendors. Vendors submit responses in a sealed envelope, which are then reviewed by the board or management. Price is not the sole consideration, as other factors such as expertise and reputation are also taken into account. It is important to obtain bids from at least three vendors and to verify that vendors have insurance. For smaller jobs, it may not be worthwhile going through a bidding process. Landscaping and snow removal are often bid together. Requesting bids is a practical way to identify quality vendors.
