Article Summary:

Condo boards require minimum participation to function. Quorum is the minimum number of individuals present at a meeting to conduct business. Quorum can be lost when directors resign, and an information certificate update must be sent to owners within five days of losing quorum. When no board members remain on the board, any owner can call a meeting to elect directors. Communities with a full-time condominium manager need to provide compensation for time spent working on condominium business, reduce the number of director positions, reduce the length of term, use committees, get residents involved in areas that interest them, hire a manager or coordinator to guide and advise the board, or have an administrator appointed by the court to make decisions instead of a board.
