Condominium Board Member Roles

The Condominium Board is a group of individuals elected at the Annual General Meeting by the owners to run the day to day operations of the condominium corporation. The board provides governance and oversees that the management company is carrying out the functions agreed by the corporation and working within the directions of the Condominium Property Act, Regulations and Bylaws. The board is ultimately responsible for the decisions and actions carried out in its name. A typical board will consist of three-seven members. A person ceases to be a member of the board if they become a bankrupt, are more than 60 days in arrears in payment of any contribution, or are in default of a judgment by a court of any money owing to the corporation.

The Condo Board is composed of five key roles: President, Vice President, Treasurer, Secretary and Member at Large. The President manages meetings and carries out responsibilities such as calling the meeting to order, announcing the agenda and maintaining order and decorum. The Vice President assumes the presidency role when the President is unavailable and is a source of information about legislation and condo bylaws for residents. The Treasurer is an important member of the board who often plays a supporting role but also has a major voice on the board. The condo board has three main roles: treasurer, secretary, and director at large.

The treasurer is responsible for keeping the accounts and overseeing billings, collections, and how funds are spent. The secretary is responsible for keeping accurate records, while the director at large acts as a liaison officer. The board oversees the management of the property, with a condo manager appointed to manage the property on a day-to-day basis. The role of the condo manager is defined in the management agreement signed by the board president and one other member.
