Course 105: Reserve Fund Fundamentals
The Condominium Act requires that all condominium corporations in Ontario (regardless of type of occupancy, residential or commercial) maintain one or more reserve funds and obtain a reserve fund study every three years. The condominium corporation’s reserve fund is used to pay for the major repair and replacement of Common Elements and Assets of the condominium corporation. The Act defines how the studies are to be completed, how the reserve funds are to be used, and how funds can be invested, and it states that the contribution plan adopted by the board must be followed until the study is updated. This course teaches the basics of reserve funds and reserve fund studies.
