The Condo Act, section 97, states that changes to common areas must require owner approval in the form of a vote. No Approval Required when the cost is under $1,000 or less than one percent of annual budgeted expenses. Possible Approval Required when the cost is over $1,000 but less than 10 percent of annual budgeted expenses. Mandatory Approval Required when the cost exceeds 10 percent of annual budgeted common expenses. Owners must vote in favour of the project for it to proceed.
