The article provides a brief summary of the legal options available to condominiums for obtaining compliance. Condominiums can use liens to collect arrears, apply payments toward the oldest arrears, and collect rent from tenants in default. Condominiums can also use traditional means such as collection agencies and court claims to collect arrears. They can approach courts and tribunals in Ontario to resolve disputes such as contractual disputes, negligence claims, and slip and falls. The Condominium Authority Tribunal (CAT) has the jurisdiction to hear disputes about record requests, pets, animals, vehicles, parking, storage, and nuisances. Mediation and arbitration are required for certain disputes, and self-help options are available for certain circumstances.
